Fixed Rate Energy Performance Certificates (EPCs) - £40

If you’re selling your home or opening your property to tenants, then you need to have an Energy Performance Certificate.

An EPC shows potential buyers or residents how efficiently the property uses energy, the costs of running a home, and any recommendations on improving energy efficiency.

Your EPC isn’t optional. If you’re selling or renting, you must have one to hand. Thermal Homes will prepare yours for a flat fee of £40.00.

What Does an EPC Show?

If you’ve bought a household appliance recently, you’ll have seen a multi-coloured sticker with various bits of energy efficiency information on it. Your home’s EPC will be pretty much like that, showing the following:

  • An energy efficiency rating (A-G) with a cost signifier (1-100)
  • Estimated costs for lighting, heating and hot water before and after efficiency improvements
  • A summary of energy performance features, such as insulation, double glazing and heating
  • Suggestions for improvements, such as installing insulation or double glazing

From April 2018, an EPC issued to a landlord needs to have a rating of at least E. An F or G rating could leave you with fines of up to £4,000.

What Does Getting an EPC Involve?

Fortunately, getting an EPC is simple and painless. First, you call Thermal Homes on 0161 425 1916. Secondly, we assess your property, check the heating type, take a look at the windows and insulation, and then measure a few dimensions. We head back to our office, collate the information, and produce an EPC which is then issued to you

Any EPC assessor must be registered as a Domestic Energy Assessor (DEA) and registered with Landmark.
